We take qauterly vacation at the beach house and rent it out for the rest of the year. Is it advisable to enlist a local agent to manage the property? or will it cut our rental yeilds.

Hiring the services of a real estate manager is a very good idea. A house that you don't use for most of the year ought to be managed by a specialist agent to ensure that it remains in good condition. Although this will put some financial burden on your part, you have to be prepared with the maintenance costs that come with property that is not occupied.

It seems like you already have a good investment arrangement that brings in rental money. But since most of the time you are away hiring local agents to take care of maintenance and emergency is worth while so long as you factor in the new costs. You can also work out a bonus payment scheme when they bring in high paying clients.

Hiring a real estate manager to take care of your vacation house is a good idea if you want to free yours the hustles of looking for renters yourself.The manager could save you the trouble of ensuring the house is well maintained and so If you can put up with the added cost of hiring them...why not?

For the safe of your property it is better to cut-off but if you want to invest more money while taking on vacation you must call a local agent then trust him to manage your properties.
