The Effortless Empire: Chris Gray
To start off, this is a fantastic beginners book, based around the costs behind property investing. It is a very light read, although on the other hand posts a lot of deep, detailed information. The downside to the book for many people, is that it is based around incomes of $100k a year.
My personal favorite part of the book was in regards to how it focuses on the primary need for capital growth over rental yields. Chris Gray does voice his opinion on regards to each person has different needs on what they want from their investment property, but states how his aim is based on capital growth. The other outstanding part of the book were the financial figures that are used to show returns on units/houses and on rental yields/capital gains.

Again, I really do have to say that for the cost of "NOTHING" this book is a fantastic read and you will take a little to a lot out of it, just as I have done.
